The three things on every finding
- Citation — the code section or GIS layer the finding came from
- As-of date — when that source was last checked, since ordinances and maps change
- Confidence tag — ai-extracted (pulled live from a public source) vs human-verified (checked by a person against the underlying record)
What we look up live vs. ask you
Zoning district, real setbacks, flood zone, river corridor, stream buffers, and likely-HOA all come from live public GIS — we don't ask you to guess them. The one thing genuinely unverifiable from any public source is whether there are large trees near your planned pool site, and even that defaults to "not sure" rather than forcing an answer.
