- As-of date — when that source was last checked, since ordinances and maps change
- Research method — findings are compiled automatically from cited sources. No human reviews your report. Source links and dates help you check the information.
What we look up live vs. ask you
Zoning district, real setbacks, flood zone, river corridor, stream buffers, all come from public GIS where available — we don't ask you to guess them. The one thing genuinely unverifiable from any public source is whether there are large trees near your planned pool site, and even that defaults to "not sure" rather than forcing an answer.
