FEMA Special Flood Hazard Area (SFHA)
If your parcel falls inside a mapped SFHA, new construction — including a pool — generally needs a floodplain development permit, and a floodway location can require a no-rise certification from an engineer before anything gets built.
River corridor and stream buffers
Near the Chattahoochee, the Metropolitan River Protection Act imposes a corridor setback separate from zoning. State-waters stream buffers (typically 25 or 50 feet) apply to smaller creeks and tributaries throughout North Atlanta, whether or not you're near the river itself.
